Structural Repair

A major structural repair of the ‘basement’ parking garage of an apartment building built into the steep hills of Riverdale in New York City. Years of water leakage due to poor drainage and waterproofing led to the deterioration of the steel framing supporting the parking garage. Our engineers were called when corrosion of the steel was uncovered, and under our engineering guidance the parking structure and parking lot below were evacuated for the safety of the public and tenants of the apartment. Importantly, the approach Conlon took allowed the tenants of the building to remain in their units safely.

The Conlon team designed a custom steel framed temporary work platform below the parking floor to provide protection from falling debris during demolition of the parking garage.  The framing also served as temporary shoring where needed and provided a working platform for the project. As demolition was underway, Conlon was on-site gathering field conditions in order to complete detailed analyses of the steel framing to save what steel remained, repair what could be repaired and replace members that could not be recovered. Ultimately, a combination of existing steel, repaired framing, and new steel with a new composite slab on metal deck provided a permanent replacement for the parking garage floor all while maintaining occupancy in the apartments.
