Design of a new 5,500 sq. ft., two-story residence located within a AE coastal flood zone.  The design includes a pile-supported pier foundation for the house superstructure as well as a pile-supported concrete mat slab for a 950 sq. ft. pool.  A two-story steel moment frame along the water facing side of the residence provides the lateral force resisting system while optimizing the view of Long Island sound.
