Structural Repair
A major structural repair was undertaken on a 30-story apartment building with below-grade parking in Manhattan’s Upper West Side. The building owner enlisted Conlon Engineering to address a damaged concrete transfer girder supporting the parking garage’s entrance ramp and the terrace above. Years of exposure and poor initial construction had deteriorated the concrete and its reinforcing steel. Our engineers were tasked with devising a solution to ensure structural safety while minimizing resident disruption.
Our team prepared and filed a parking inspection report in accordance with RCNY §103-13. We also designed a comprehensive shoring system to relieve the load from the compromised girder, facilitating invasive probing to assess the damage thoroughly. This shoring also provided necessary support to safely remove and replace the damaged reinforcement. Throughout the project, our team meticulously gathered field conditions and performed detailed analyses. By integrating new reinforcement with the existing concrete structure, we restored the girder’s integrity, allowing the garage entrance ramp and terrace to remain operational and ensuring safe garage access for tenants during the repair.
