New Estate Residence
Bedford, NY
Conlon Engineering provided structural engineering services for the design and construction of a custom estate residence at Next Chapter Farms in Bedford, New York. The main house includes multiple wings and specialty spaces such as a wine cellar, home theater, gym, and expansive great room. The structure spans over 13,000 square feet under roof and was carefully engineered to accommodate large open spans, vaulted ceilings, and high-end architectural finishes. Coordination with the architectural, mechanical, and landscape teams was essential to meet both performance and aesthetic goals. Conlon’s design ensured the residence meets current codes while maintaining flexibility for luxury amenities.
The project presented several engineering challenges, including complex roof geometries, a full basement with varying elevations, and integration of systems such as an elevator and radiant flooring. Structural framing solutions included engineered wood and steel members to support long spans and large glazed openings. Careful attention was paid to soil conditions, subgrade preparation, and foundation design to ensure long-term durability. The residence was designed to be both visually refined and structurally robust, reflecting the vision of Historical Concepts Architects. Conlon’s collaborative approach and technical expertise helped bring the architect’s design to life while ensuring a stable and high-performing structure.
